DLF Phase 6 vs DLF Phase 5: Which One Wins for Investment?

Now, DLF is planning to make the DLF Phase 6. The question arises: where will phase 6 be located? Because Phase 5 is on the Golf Course Road. There is no further space available to make phase 6 there. So DLF is developing this upcoming phase 6 on SPR Road. DLF Phase 6 is still developing. Many roads, underpasses, and highways are being built, and some are already complete. Important roads like the Dwarka Expressway, NH-48, Sohna Road, and the Delhi-Mumbai Expressway are already in use. In terms of connectivity, the Cloverleaf junction connects well to both the Dwarka Expressway and NH-48, making travel to Delhi and IGI Airport easy and smooth.


DLF Phase 5 is a fully developed area. All the residential and commercial projects have already been built, and there is no space left for further development. Cyber City, the biggest IT hub in Gurgaon, developed by DLF, is just 5 kilometers away from Phase 5. DLF Phase 6 is still growing. Many new residential and commercial projects are going to be developed here. DLF has already launched a new township in this area. Two projects have already been launched, and many more are planned for the future.


An upcoming commercial project, Cyber City 2, will be located in Sector 74, Gurgaon. It will be better and twice as big as the current Cyber City. DLF always competes with itself, and it tries to make each new project better than the previous ones. So, Cyber City 2 is expected to be even better than Cyber City. It will also be just a few minutes away.


If you want instant rental income or a ready-to-move-in home, then DLF Phase 5 is a good option. Everything is already developed here, so you don’t have to wait. Some projects will be ready within a year, and you can start earning rental income soon, or you can buy a home that is already completed. But if you want a home to live in and you can wait for 4 to 5 years, then you should consider DLF Phase 6. Many residential projects have already been launched, and more are coming soon. DLF has already launched two projects, DLF Privana South and DLF Privana West, in the Privana Township. You will definitely get good rental income from these, but you will need to wait 4 to 5 years.


If we talk about potential growth, DLF Phase 5 is already a developed area. As we know, the prices of properties increase with better infrastructure. However, since Phase 5 is already fully developed and is in a prime location, there is no more space left for new development. Now, the growth here is steady because it has already seen high growth in the past. Property rates are already high, so if you invest here, you can earn a very good rental income.

DLF Phase 6 is still developing in both commercial and residential sectors. DLF is building the entire infrastructure here, and we all know how DLF transforms an area in a way no one can imagine, just like it did with DLF Phase 5, which is now one of Gurgaon’s prime locations. DLF is continuously developing the roads, infrastructure, and other facilities in Phase 6.
When Privana South and Privana West were launched in the Privana Township, their prices were low. But in just one year, these projects have already given a return of ₹1 crore, even though the possession will take another 3 to 4 years.
