DLF is planning to make the next phase 6 at the SPR. This is going to be the pro version of DLF Phase 5. DLF has 385 acres of commercial development.
DLF Cyber City 2 is going to be developed in that area. It will be twice as big as the current Cyber City. More than 500 companies will come here. This place will become a major IT and commercial hub. Some companies and commercial projects are already here, like American Express 74A, Smart World Office, M3M Corner Walk, Air India Training Academy, and a Badminton Academy, and some are coming soon. This area will become a much bigger IT hub than we can imagine, and after that, property prices may rise more than we can even think of.
Residential
Besides this, DLF owns approx 130 acres of residential development. So DLF is making a township in sector 76-77, Gurgaon. This Township has multiple phases. The name of the township is DLF Privana. In this series of DLF Privana, the first launch was DLF Privana South in sector 77, Gurgaon. It is a separate land parcel in sector 77. The remaining 105 acres of area is at the other side of the road that falls into sector 76, Gurgaon.
These projects were in high demand, and after their launch, they sold out very quickly. The first project, Privana South, was launched in December 2023, and the second one, Privana West, was launched in May 2024. Both projects were launched within a short time gap, but still, both were sold out in just 3 days.
Projects Appreciation
At that time, other nearby projects were priced at around ₹10,000 per sq. ft., but DLF launched Privana South at ₹17,000 per sq. ft. Even with such a high price, people still wanted to buy apartments. Now, the current price of these projects is between ₹22,000 to ₹25,000 per sq. ft. Similarly, Privana West has also seen a big price increase. Homeowners of these apartments are now asking ₹1 to ₹2 Crores more than the price they paid. Because of this, we are now expecting similar demand and price appreciation for Privana North, the new launch by DLF in Sector 76, Gurgaon. This project is now RERA-approved.
Connectivity
If we talk about the connectivity of the project, it offers one of the best locations. It is located just 500 meters away from SPR (Southern Peripheral Road). Through SPR, you can easily reach Golf Course Extension Road and the Delhi-Mumbai Expressway, which are only 5 to 8 minutes away.
You can also connect to the Faridabad-Gurgaon Road and Golf Course Road. On the other side, it connects to NH-48 and Dwarka Expressway through the Cloverleaf Flyover.
- NH-48 connects you to Jaipur on one side, and on the other side, it goes towards Delhi, IGI Airport, Udyog Vihar, and Cyber City.
- Dwarka Expressway gives you smooth and fast access to IGI Airport and other parts of Delhi.
